ALEX WARSHAL COHEN

PRINCIPAL

Alex Cohen is the founder and owner of Cohen Properties, LLC, a Seattle-based real estate development and investment company. Alex began investing and managing real estate in 1999 and began ground-up development in 2014. In that time, Cohen Properties has completed 200 units and 4,500 sqft of commercial space in the Fremont, Ballard, Beacon Hill, and Eastlake neighborhoods. Cohen Properties focuses on in-city infill projects, near transit, and amenities in core urban neighborhoods. Cohen Properties’ projects focus on solid concepts, building efficiency, and a high level of design in service of livability and financial performance.

Alex was born and raised in Seattle. He became involved in real estate in 1999 when he and his brother purchased an underperforming six-unit apartment building in Fremont. Alex personally managed and performed rehab work on the building. Before forming Cohen Properties, Alex worked as an urban planner and environmental consultant in Seattle with Huckel/Weinman 

Associates (2000 – 2002), Environmental Science Associates (ESA) (2002 – 2013), and Berk Consulting (2013 – 2014). He specialized in permit acquisition plans, environmental impact assessment, long- range planning, code development, and land use research. Alex was retained by numerous jurisdictions in the Puget Sound region to manage environmental permitting for large utility and energy projects, comprehensive plans, and shoreline plans. Alex also authored and managed numerous state and federal environmental impact processes (SEPA & NEPA) for private and public clients.

Before his environmental consulting career, Alex spent two years as a biologist studying Cooper’s Hawk habitat in Southern California and a year as a statistician for the University of Washington’s Department of Public Health. He was awarded a full scholarship to the University of Washington’s Master of Urban Planning program to participate in the Urban Ecology Lab. He holds Bachelor of Arts degrees in biology (1996) and history (1996) from Occidental College, a master’s degree in biology from Occidental College (1998) and a master’s degree in urban planning from the University of Washington (2002).
